Lease Plans Explained

Since 2003 the Land Registry has required compliant lease plans for every new lease that has been granted more than 7 years.

If you don’t have existing upto date plans detailing all areas and spaces included in your lease you will need a lease plan to accompany the lodgment of the properties lease.

Even if you already have a lease plan there is a good chance that your older lease plans will not comply with the new Land Registry regulations – Land Registration Act 2007. So if you have a building older than 2007 you may need a new up to date lease plan.

What is a lease plan?

A lease plan is essentially a drawing that identifies a leasehold demise within a property – or in other words, a scaled metric drawing depicting exactly what area of land is included in the lease.

There are 29 individual criteria that each lease plan has to fulfill before the Land Registry will accept it. At PropView we provide a full service and ensure all these criteria are met.

We can either visit the site and conduct a detailed survey to determine boundaries and important feature positions or we can work from information you already have. Additionally we will also acquire the appropriate Ordnance Survey location map. We aim to take all the hassle and stress out of the process for you and can help your solicitor at any stage with any special requirements.
